Professional Soft Wash Roof Cleaning

Your roof protects one of your biggest investments, but black streaks, algae, moss, lichen, and other organic growth can make it look dirty and neglected. Hydro Shine provides professional soft wash roof cleaning designed to treat organic growth without relying on the damaging pressure associated with traditional power washing.

We tailor our roof cleaning process to the roofing material and conditions we encounter. From asphalt shingles to cedar, slate, and composite roofing, we use controlled application methods and professional cleaning solutions designed to treat the growth while taking care of the roof and surrounding property.

Depending on the amount and type of organic growth present, your roof may continue improving after the initial treatment as the growth dries, weakens, and naturally breaks down. Heavier growth may require additional treatment, which is included in your original roof cleaning price.

What Are Those Black Streaks or Green Patches on Your Roof?

If you've looked up at your roof and noticed dark black streaks, green patches, or clumps of growth, you may be wondering what you're actually looking at. In many cases, these aren't simply dirt. They're different types of organic growth that develop when moisture, shade, and other environmental conditions create a favorable place for them to grow.

Black Streaks & Algae

Those dark streaks commonly seen on asphalt shingles are often caused by algae. They're primarily an appearance issue, but they can make a clean, well-maintained home look older and more weathered.

Moss & Other Organic Growth

Moss behaves differently from algae and tends to thrive in damp, shaded conditions. When moss becomes established on asphalt shingles, it can retain moisture against the roof and may lift or curl shingle edges.

So how do you get rid of it without damaging your roof?

Why You Shouldn't Pressure Wash Your Roof

A roof isn't cleaned the same way as a driveway or concrete patio. High-pressure washing can be useful for durable surfaces, but asphalt shingles require a much gentler approach. The Asphalt Roofing Manufacturers Association advises against using power washers on asphalt shingles because aggressive pressure can dislodge the protective granules from the shingles.

That's why Hydro Shine uses a soft wash approach. Rather than trying to blast organic growth from the roof, we use professional cleaning solutions and controlled application methods to treat the growth at its source.

The goal isn't to blast your roof clean. It's to treat the problem while minimizing unnecessary stress on the roofing material.

So what does that actually look like when we clean your roof?

How Our Soft Wash Roof Cleaning Process Works

Every roof is different, which is why we don't simply show up and start spraying. Our roof cleaning process is designed to identify the condition of your roof, properly prepare the surrounding area, treat the organic growth, and leave you with a clean roof without relying on damaging high pressure.

1. Inspect & Assess

Before we clean your roof, we first determine exactly what we're working with. We inspect the roofing material, the type and amount of organic growth, the roof's overall condition, pitch, accessibility, and the surrounding property. We look for black streaks caused by algae, moss, lichen, and other organic buildup so we can determine the appropriate cleaning approach.

We clean a variety of roofing materials, including asphalt shingles, cedar and other wood roofing, slate and natural stone, composite roofing, and painted metal roofs. Each material has different cleaning considerations, so we don't use a one-size-fits-all process. We evaluate the roof first and select a cleaning method appropriate for the material and its condition.

We also look at the landscaping and other areas around the home before we begin. Identifying sensitive plants, downspouts, and areas that may require additional protection allows us to plan the cleaning properly and help protect the property throughout the process.

2. Protect the Property

Before applying any cleaning solution, we prepare the property and protect the surrounding landscaping. We thoroughly pre-rinse plants and other areas around the home to help minimize the impact of the cleaning solution.

We pay particular attention to sensitive plants such as Japanese maples, boxwoods, rose bushes, and arborvitae. Depending on the weather, plant location, and surrounding conditions, additional protection may be necessary. This can include covering particularly sensitive vegetation or redirecting roof runoff away from vulnerable root systems.

During the cleaning process, we continue monitoring and rinsing the surrounding landscaping as needed. We also use a neutralizing treatment where appropriate to help reduce the concentration of cleaning solution remaining around downspouts and other areas.

Protecting your property isn't something we do after the cleaning—we plan for it before the treatment ever reaches your roof.

3. Apply the Appropriate Soft Wash Treatment

Once the roof and surrounding property are prepared, we apply a cleaning treatment appropriate for the roofing material and the conditions we're working in. Different roofing materials require different approaches, so the treatment is adjusted based on the surface, the amount of organic growth, and the weather conditions.

For asphalt shingles, the cleaning treatment is applied directly to the roof and allowed to work on the organic growth. Other materials, including cedar, slate, composite, and painted metal roofing, require a pre-wet and a more controlled treatment process to help prevent the cleaning solution from becoming overly concentrated on or within the material.

We monitor the treatment while it works rather than relying on a fixed amount of dwell time. Temperature, humidity, sunlight, and other weather conditions can all affect how quickly the treatment works and how quickly it dries. When necessary, we reapply the treatment to areas that need additional attention.

Our goal isn't to blast the growth off the roof. We treat the organic growth and allow the cleaning solution to do the work while minimizing unnecessary pressure on the roofing material.

4. Rinse & Inspect

Once the treatment has done its work, we rinse the roof using an approach appropriate for the roofing material. Some roofing materials require more thorough rinsing than others, and we take the time necessary to remove the cleaning solution from the roof.

After the roof is rinsed, we give the surrounding landscaping another thorough rinse and address any areas that require additional attention. We then break down our equipment, roll up our hoses, clean up the work area, and make sure the property is left in good condition.

Before we leave, we also evaluate the amount of remaining organic growth. For lighter algae or minor organic growth, most roofs are completed with one visit. Heavier moss or lichen may require additional treatment as the growth dries, weakens, and naturally breaks down over time.

What Happens After Your Roof Is Cleaned?

Roof cleaning doesn't always produce an instant, completely finished appearance. Algae, moss, and lichen behave differently, and heavier organic growth can take time to dry, weaken, loosen, and naturally break down through exposure to wind and rain.

For roofs with heavier moss or lichen, we typically allow 30–45 days for the initial treatment to work and the roof to continue clearing before determining whether another treatment is needed. Most roofs require only one or two visits, although particularly heavy growth can require additional treatment.

You won't be charged extra for follow-up treatments that are part of the original cleaning process. If your roof requires additional treatment, we'll take care of it as part of the price originally quoted.

Roof Cleaning FAQs

How much does professional roof cleaning cost?

1

The cost of roof cleaning depends on several factors, including the size and pitch of the roof, roofing material, accessibility, and the amount and type of organic growth present. Because every roof is different, Hydro Shine provides a customized estimate based on the property and the cleaning process it requires. If additional treatments are needed as part of the original cleaning process, they are included in the price originally quoted.

What causes black streaks on roof shingles?

2

Those dark black streaks commonly seen on asphalt shingles are often caused by algae and organic buildup. They can make an otherwise well-maintained roof appear dirty and weathered, particularly on lighter-colored shingles. Professional soft wash roof cleaning can treat the organic growth responsible for the discoloration without relying on aggressive pressure.

Can soft wash remove black streaks from a roof?

3

Yes. Soft washing is designed to treat the algae and organic buildup commonly responsible for black streaks on asphalt shingles. Rather than trying to blast the staining away with high pressure, Hydro Shine applies a professional cleaning treatment that works on the organic growth while using controlled, low-pressure methods appropriate for the roof.

Is soft wash roof cleaning safe for asphalt shingles?

4

Soft washing is designed to clean asphalt shingles without the aggressive pressure associated with traditional power washing. Hydro Shine uses a controlled cleaning treatment and low-pressure application rather than blasting the shingles with high-pressure water. We also evaluate the condition of the roof before cleaning to determine whether the roof and its condition are appropriate for our process.

Do you pressure wash roofs?

5

We do not use high-pressure washing to clean residential roofs. Roofing materials require a different approach than durable surfaces such as concrete and driveways. Hydro Shine uses soft wash treatments and controlled, low-pressure application methods to address algae, moss, lichen, and other organic growth while minimizing unnecessary pressure on the roofing material.

How long does roof cleaning take to work?

6

Roof cleaning doesn't always produce a completely finished appearance immediately, especially when heavier moss or lichen is present. After treatment, organic growth can take time to dry, weaken, loosen, and naturally break down through exposure to wind and rain.

For heavier growth, we typically allow approximately 30–45 days for the roof to respond before determining whether another treatment is needed. Most roofs are completed in one or two visits, while particularly heavy growth may require additional treatment.

Can roof cleaning remove moss, algae, and lichen?

7

Professional roof cleaning can treat algae, moss, lichen, and other organic growth, but each behaves differently. Algae and lighter organic growth can often be addressed in a single treatment, while heavier moss or lichen may take longer to dry and naturally break down after treatment. When additional treatment is needed, Hydro Shine includes those follow-up treatments in the original quoted price.

What types of roofs can you clean?

8

Hydro Shine cleans a variety of roofing materials, including asphalt shingles, cedar and other wood roofing, slate and natural stone, composite roofing, and painted metal roofing. Different materials require different cleaning considerations, so we inspect the roof before determining the appropriate cleaning method. Not every roofing material can be treated the same way, which is why we don't use a one-size-fits-all approach.
